Foundation remediation subcontracted through TradeCraft LLC

This project focused on resolving severe moisture intrusion caused by a leaking foundation wall that had led to mold and ongoing issues inside the home. Our scope began with careful excavation to gain full access to the affected foundation. During excavation, it became clear that failed waterproofing and inadequate drainage from a previous installation were the root causes of the problem.

We removed all poorly adhering waterproofing materials and properly prepared the foundation wall surface. New waterproof sealing was applied with special attention given to the critical cold joint between the foundation wall and footer. To further protect the structure, we installed a dimple drainage membrane with proper sealant and added new drainage systems to ensure water is effectively directed away from the foundation.

During excavation, significant utility issues were uncovered that required immediate attention. Existing water and propane lines were improperly routed and had to be carefully redirected to accommodate the foundation repairs and improve long-term safety and accessibility. More critically, we discovered a poorly installed main electrical service that posed a potential fire hazard to the home. Rather than overlooking the issue, we notified the homeowner and coordinated with a licensed local electrician to verify our findings. Together, we re-excavated the service path and installed a properly rated conduit and compliant electrical run. This proactive approach not only ensured code compliance but also provided the homeowner with peace of mind, knowing their utilities are safely installed and protected for years to come.

Rather than fully backfilling the excavation, we coordinated with a local engineer to maintain ground stability while reducing lateral pressure on the aging concrete block foundation. Minimal backfill material was replaced to protect utilities and prevent frost heave at the footer, significantly relieving stress on the wall.

The project was completed by restoring and improving the driveway and parking area, along with regrading the adjacent ground to promote positive surface water runoff away from the foundation. The client was left with a dry, stable foundation and a well prepared site. Providing a solid starting point for the next phase of their project, including a planned side garden and future hardscaping.
